Once part of the old Gartcosh steelworks, this 6.25acre site had sat idle for decades. Fusion stepped in to unlock its potential by undertaking enabling infrastructure funded through the Vacant and Derelict Land programme and then forming a joint venture with J Smart & Co (Contractors) Plc to deliver three high-spec industrial units totalling 60,000 sqft.
From the first letting to DX Logistics to full occupancy, the project proved the site’s viability and brought jobs back to a key strategic business location. In 2024, the first phase of development was sold to Wesleyan Assurance Society, a successful investment sale which demonstrates what smart public–private regeneration can achieve.
