At Fusion Assets, our mission is to deliver strategic regeneration that drives long-term economic growth across North Lanarkshire.

Our Story:

Fusion Assets Ltd was founded in 2006 as a joint venture between North Lanarkshire Council and Scottish Enterprise, following the closure of Airdrie’s large pharmaceutical manufacturing plant (Boots), which saw the loss of 800 jobs in the area. Since 2008, we have operated as a wholly owned arm’s length subsidiary company of the Council. The company was relaunched in 2010 with a focus on delivering regeneration through commercial property development – using innovative joint venture models to unlock stalled sites, attract private investment and ensure financial sustainability over the long term.

Over the two decades, we have:

Regenerated over 63 acres of vacant and derelict land
Secured planning for 536,000 sqft of development-ready sites
Attracted over £39m in leveraged funding
Supported the creation of over 810 jobs through our developments
Built 260,000 sqft of commercial floorspace

How We Work:

Fusion Assets operates with a lean, efficient team either independently or in collaboration with experienced private developers, funders, and investors. We act as:

A site enabler: preparing land for development through remediation, planning, and infrastructure.
A profit with purpose developer: building our own property portfolio and selling on assets to generate income which is reinvested in further regeneration activity.
A joint venture partner: investing in projects and securing public/private co-investment to help successfully deliver developments.
A strategic adviser: sharing knowledge and supporting best practice in the structuring, funding and delivery of regeneration projects.

LEADERSHIP

Murray Collins, Managing Director

Murray Collins has been at the forefront of regeneration and development in Scotland for over 30 years. Appointed as Managing Director of Fusion Assets in March 2014, his association with the company dates to its inception in 2006, when he was instrumental in its establishment while at Scottish Enterprise, and served as one of its original board members.

Murray’s extensive experience spans both public and private sectors, including roles at Wilson Bowden Developments and North Lanarkshire Council, where he developed the successful £73m Tax Incremental Financing model for the Ravenscraig steelworks site—one of the UK’s pioneering TIF schemes. Under his leadership, Fusion Assets became the first organisation in Scotland to finance a development through SPRUCE, the urban regeneration loan fund established by the European Investment Bank and Scottish Government. Murray is renowned for his expertise in bridging public sector objectives with private sector delivery, utilising innovative financial mechanisms and joint venture structures to unlock complex development opportunities.

Martin Smith, Development Director

Martin Smith brings over 25 years of experience as a Chartered Surveyor, with nearly two decades dedicated to property development across various sectors. His career encompasses significant roles in the private sector, including positions at Morrison Developments, Bett Properties, and Robertson Properties. Prior to joining Fusion Assets in 2021, he led his own development and consultancy business, further honing his expertise in speculative development, pre-let schemes, and forward-funded projects.

Martin’s comprehensive understanding of the planning and development process, from inception to completion, is complemented by his adeptness in collaborating with agents and occupiers. His strategic insight and practical experience are pivotal in advancing Fusion Assets’ mission to deliver impactful regeneration projects across North Lanarkshire.

Anna Raymond, Project Manager

Anna Raymond is a qualified architect and certified Passivhaus designer with over ten years’ experience delivering public-sector construction and development projects. A graduate of the University of Edinburgh and the Glasgow School of Art, she brings a strong blend of design, sustainability and delivery expertise to her role.

Anna began her career at New Practice, developing a foundation in community engagement and collaborative working, before moving into architectural practice. She has since worked across a diverse range of projects including new-build developments, Passivhaus schemes and the conversion of listed buildings. With a clear understanding of the planning and development process, she supports projects from inception through to completion, with a particular interest in the role commercial development can play in driving socio-economic regeneration.

Governance:

Fusion Assets is governed by a board comprising five Council-nominated Directors and three private sector co-opted Directors. The Board provides strategic oversight and ensures accountability across all the company operations and activity.

Chair of the board is Ronnie Smith, who was formally Chief Executive of Lanarkshire Enterprise Services Ltd, primarily involved in providing business and economic development services and was probably best known for its role in delivering the Business Gateway services in Lanarkshire. Since retiring from this role, Ronnie is also currently Chair of New College Lanarkshire.
