Link Park is Fusion Assets’ flagship industrial and logistics development at Newhouse, transforming a long-vacant 18-acre brownfield site into a modern, highly connected business location. Positioned directly on the M8 corridor, the site offered exceptional strategic potential but required significant enabling works to unlock it, including ground remediation, platforming, access road construction and full site servicing.
The masterplan was designed to deliver a broad mix of unit sizes to meet growing demand from manufacturing, logistics and distribution occupiers, establishing Link Park as one of the most strategically positioned industrial opportunities in the Central Belt. The development is now complete and fully let, strengthening North Lanarkshire’s role as a key employment and logistics hub.
The site is geographically divided into two development plots by the Glasgow and Edinburgh Road. The northern plot has been retained by Fusion Assets and developed in a series of construction phases, supported by a range of funding sources.
Building 1 delivered a high-quality 20,000 sq ft industrial building, subdivided into three flexible units with shared yard space, completed in 2017. This was followed by a new 15,500 sq ft modern industrial unit designed to meet net zero carbon aspirations, which was let on completion to Yunex as its Scottish service centre and distribution facility. The final 20,000 sq ft building was completed at the end of 2025, also designed and built to net zero carbon standards, and was immediately let to Ritchie Precision Engineering for its new head office and manufacturing base.
On the southern plot, Fusion Assets delivered an initial programme of enabling works to create a development-ready site, supported through the Scottish Government’s Vacant and Derelict Land Fund. This enabled a pre-let to be secured with Cooperative Group for a new 50,000 sq ft bespoke de-kit facility.
Following a competitive tender, Newlands UK and Tulchan Developments were appointed as construction partners to take the project forward. The development was forward funded by Realty Income Corporation and sold on completion in 2023, with the building currently sub-leased to Scottish Power. Proceeds from the sale and profit-share agreement were reinvested by Fusion Assets to support further development activity across its regeneration portfolio.
