Despite its prominent location, the site at Main Street, coop had remained undeveloped for years, due to viability constraints and the need for significant upfront preparation. With the existing building having become derelict, Fusion Assets used support from the Scottish Government’s Vacant and Derelict Land Fund to acquire the site and carry out demolition and remediation, and constructed a new access road to bring the land back into a developable condition.
Planning consent was secured for a four-storey residential block comprising sixteen two-bedroom flats – meeting identified local housing need and aligned with North Lanarkshire Council’s wider regeneration strategy.
With the site fully prepared and consented, Fusion Assets sold the development opportunity to Clyde Valley Housing Association at the end of 2018. This project enabled the delivery of high-quality, affordable homes in the heart of Bellshill and demonstrated how targeted public-sector intervention can unlock sites that the private sector alone would not progress.
