Location
Fusion Assets originally secured an option over 8.55 acres of land at the rear of the prestigious Strathclyde Business Park near Bellshill. Strathclyde Business Park is the premier commercial business location within the West of Scotland with excellent access to the M8 and M74 motorways as well as its own dedicated bus service. Western Campus is situated to the rear of Strathclyde Business Park and the site has been master planned to provide a range of industrial units from 14,000 sqft to 30,000 sqft which will be built out on a phased basis.
In October 2012 Fusion Assets acquired a 3.6 acre site from Strathclyde Business Park (Developments) Ltd which represents the initial phase of development. The development was completed in late 2016 with units now available and ready for occupation.
Development
Following planning approval for Phase One which consists of 43,000 sqft of new build Class 4,5 and 6 business and industrial floorspace. Fusion Assets have undertaken a package of advanced infrastructure works to address ground conditions and provide an access road and site servicing.
As a result of a tender process for a development partner, Glasgow based CBC were selected and a new joint venture company formed to undertake the development.
Accommodation
The site layout identifies three main industrial units forming a terrace style development. Within each of the three blocks, individual units can be combined or subdivided to offer a flexible range of accommodation for both sale and lease. Individual unit sizes will range from 2,400 sqft to 5,000 sqft are currently available to rent.
