Gartcosh Estates LLP, the joint venture between Fusion Assets and Edinburgh based J Smart & Co (Contractors) PLC have completed the first speculative unit at Gartcosh Industrial Park. The 18,152 sqft industrial unit features a large secure yard, dedicated car parking, extra high eaves and A rated Energy performance Certificate. It is the first of three units to be built within the first phase of development and is now available for renting. Fusion Assets has drawn up plans for further phases of development on the site totalling some 160,000 sqft.
The former Gartcosh Steelworks site was remediated between 1997 and 2000 with a new motorway junction to the M73 constructed along with a new railway station. The site is currently home to the Scottish Crime Campus. Fusion Assets purchased the land for the Industrial Park from Scottish Enterprise in 2015 before undertaking a package of enabling works, including a new access road, funded by the Scottish Government’s Vacant and Derelict Land programme to bring the site up to a development ready condition. Following a tender process J Smart & Co (Contractors) PLC were appointed as Fusion Assets development partners in 2018 with construction of the first unit starting immediately.
